East Woodbridge is a mature community in Vaughan, offering ample amenities with convenient shopping and transportation. The Community is a family-friendly neighborhood that also possesses a lot of green spaces and walking trails.

Community Overview

The Community of East Woodbridge runs from Highway 400 east to Rutherford Road in the North, Humber River on the west, and Highway 7 and Highway 407 in the south. It borders Pine Valley Business Park and the Concord industry district, where countless storefronts and office buildings provide plenty of job opportunities for Vaughan's residents.

1. Housing:

East Woodbridge is one of the earliest developed communities in Vaughan, and some real estate dates back to the early 1960s. Predominant housing is 3 or 4 bedrooms double garages, detached 2-story houses. The National Estates, a wealthy gated neighborhood in Vaughan right beside the National Golf Club of Canada, is home to top-notch estates that exude luxury, quality, beauty, and nobility. Weston Downs is another prestigious neighborhood east of National Estates. Most homes sit on a large lot with a minimum of 50 feet front and an average interior square of 3000 square feet. Townhouses, Semi-detached, and Condos are also ubiquitous south of Langstaff Road. About half of the residential real estate was built between 1980 and 1990, and along highway 7 are the latest condo and condo townhouses built in recent years.

From MLS listings, in the past 90 days, East Woodbridge Vaughan sold 35 detached houses on average of $1,883,829; 12 Attached town home, Semi-detached and Link houses on average of $1,129,292; 5 Town homes on average of $820,300; 15 condos on average of $784,007.

2. Demographic:

East Woodbridge has a diverse population ethnically, and it has a sizeable number of Italian Canadians, over 50% of the population living in it. Most of the remaining residents were of descent from other European countries, and also Indian, Portuguese, Chinese, and Vietnamese. The average family income in the Community is the highest in Vaughan.

3. Transportation:

Highway 7 passes through the southern boundary of East Woodbridge, allowing residents access to the Vaughan Subway station at Vaughan Metropolitan Centre via timely public transit. Driving by car is straightforward because highway 400, the west community boundary, provisions three entrances at Rutherford Road, Langstaff Road, and Highway 7. It takes 10 minutes to drive to the highway, even from the furthest spot in the neighborhood. Weston Road and Pine Valley Drive also have entries to express tollway 407, which permits a speedy trip to both East and West, even during rush hour.

4. Recreation:

East Woodbridge is home to The Boyd Conservation Area, famous for William Granger Greenway, a 13 km walking trail extending to the Kleinburg community. Sitting beside Boyd Conservation Area, the National Golf Club of Canada is considered one of the best private member golf clubs in Canada. Several community parks, including Giovanni Caboto Park, Jersey Creek Park, Weston Downs Park, and more, furnish residents with walking trails, soccer fields, baseball diamonds, tennis courts, basketball courts, outdoor skating rinks, and children's playgrounds.

5. Shopping:

East Woodbridge offers countless restaurants and stores for residents. Along highway 7, several major shopping blocks, including Westbridge Shopping Center, 7/400 Power Center, Woodbridge Square, Parkette Plaza, Marycroft Center, and Pine Valley Center, offer as many chain retailers as small stores. Consumers can find Walmart, Costco, Cineplex Cinemas, Home Depot, Best Buy, National Fresh Food, and more. Residents are fortunate to have Vaughan Mills Mall, one of Canada's largest outlet malls, at the Community's northeast corner. Over two hundred retail stores, restaurants, and entertainment outlets offer unrivaled shopping experiences for visitors.

6. Schools:

Separated by Pine Valley Drive, the east side of elementary students will go to Blue Willow Public School and west to Pine Grove Public School. The zone for high school is demarcated by Langstaff Road, with students south of Langstaff going to Woodbridge College and north to Emily Carr Secondary School. Woodbridge College delivers French Immersion Programs to students, while Emily Carr Secondary School accepts international students and instructs ESL courses.

East Woodbridge is also home to the York Catholic District School board. There are several Catholic schools in the Community. St Gregory the Great Catholic Academy and St Margaret Mary Catholic Elementary School perform excellently in elementary schools. Both schools rank top 10% in Ontario, according to Fraser Institution.

East Woodbridge is one of the best communities in Vaughan, given its strategic location.
